Well Drilling Reservation

Well drilling reservationsWinter drilling available

For well drilling in Hokkaido, the standard construction period is May to October. Each job takes 10 to 14 business days, so the number we can take on in one season isabout 5 to 8 based at a garage workshop in Shinei, Sapporo.
We also drill in winter (around November to April). In winter, about ¥150,000 (excl. tax) is added for heating and cold-weather measures (reviewed depending on the drilling location), and work may be postponed depending on snow, drilling location and conditions.
Construction slots are secured in order of reservation.

Why do we take reservations?

Why Reservation
01

Only half the year is snow-free

The standard construction period is May to October. We also drill in winter (around November to April), but heating and cold-weather measures are needed to prevent freezing, so about ¥150,000 (excl. tax) is added for these measures (reviewed depending on the drilling location). Work may be postponed depending on snow, drilling location and conditions.

02

Each job takes 10 to 14 days

Not just drilling, but also installing casing, cleaning, pumping tests, pump installation, pipe connection and test operation. Allowing for weather interruptions, we plan for 10 to 14 business days.

03

That's why slots are limited

On top of 10 to 14 days per job, there are weather interruptions and travel between sites, so we can take on only about 5 to 8 jobs per season. We have no choice but to take them in order, so we start with those who reserved first.

We do well work alongside our handyman business (Neko no Boss Handyman). Scheduling is adjusted around the weather and other work, so please assume that the time from start to handover will be longer than the number of business days.

Steps to a reservation

Process
01

Apply

You can apply through the form on this page, by phone or by LINE. Please tell us the address, intended use and preferred timing. No cost is incurred at this point.

02

Preliminary survey (desk-based)

Using our diagnosis system, we analyze boring logs, geological maps and elevation data published by national and local governments to judge whether drilling is possible and the expected depth. If we judge drilling to be difficult at this stage, the process ends here. There is no charge.

03

Site survey

We check the drilling location, equipment access route, power and drainage route in person and obtain precise coordinates. The survey fee is decided after consulting you in advance, taking into account the site's location, size and number of visits.

04

Presenting the estimate

We present the work and price in writing, clearly stating what is included and what is extra. The estimate states an expiry date, so please decide within that period.

05

Contract + payment of the reservation fee

We exchange a construction contract and issue an invoice for the ¥200,000 (incl. tax) reservation fee. Payment is due within 14 days of the invoice date.Once payment is confirmed, we secure your construction slot and inform you of the planned start date.

— 03 —

About the reservation fee

Deposit

The reservation fee is ¥200,000 (incl. tax). and is applied in full to the construction price, so if you go ahead with the work, your actual cost does not increase.

When you order
50% of the total
Deposit / used for procuring and delivering materials, drilling and fuel
When water is confirmed
Remaining 50% + any additions
No charge if no water comes out

If you reserve construction for the following fiscal year or later, at the time of reservation we receive areservation fee of ¥200,000(applied to the construction price), and before construction starts you pay 50% of the total minus the reservation fee. If construction takes place within the current fiscal year, only the 50% deposit at the time of order is required and there is no reservation fee.

Up to the standard 50 m, there is no per-meter extra charge

In well construction, a common pricing structure charges a base fee plus an additional fee for every meter drilled. Our estimatescover the standard drilling depth of up to 50 m; within this range, the price is the same whether we finish shallow or drill to 50 m, and there is no per-meter extra charge.

If 50 m does not give enough water and we drill further, the additional drilling and materials cost of ¥200,000 to ¥300,000(depending on geology) is billed after the work is complete. The maximum depth we can drill is 70 m. Whether to keep drillingwill always be decided after consulting you at that point— we never drill deeper without telling you.

In the unlikely event that no water comes out,the job ends with only the 50% deposit. We will not charge the balance.

The following items are not included in the estimate and are charged separately: (1) a water purification system for drinking (quoted after water comes out and its quality is checked); (2) a sand filter (if there is a lot of sand); (3) cold-weather / anti-freeze specifications (discussed on site depending on the outdoor installation); (4) drilling beyond 50 m; (5) piping into the house, special piping, electrical work and the electrical circuit for the well pump (this may fall within the scope of your house builder or others).
Also, if we encounter bedrock, boulders or hard rock, it is beyond what our well drilling equipment can handle. In that case, we will consult you and decide on referring another contractor or other additional measures.

Please check before reserving

Important Notes
01

We cannot guarantee 100% that water will come out

We assess carefully through the preliminary and site surveys, but underground conditions cannot be known until we drill. If no water comes out, the job ends with only the 50% deposit.

02

We can only handle up to gravel layers

Our well drilling equipment can handle up to gravel layers and gravel lenses. If we hit bedrock or boulders, we stop drilling and consult you, including about referring another contractor.

03

Water quality is judged after drilling

Water quality such as iron, manganese and color is judged from the results of a water quality test after drilling. We do not specify in advance, on assumptions, whether a purification system will be needed.

04

The schedule will shift

We may adjust the schedule due to heavy rain, heavy snow, freezing or our other work. Please understand that the work days may not be consecutive.

05

Notification may be required

Ordinances on groundwater use differ by municipality. During the preliminary survey we check whether any apply and report to you.

06

Sewerage charges still apply

Sewerage charges also apply to the well water you use (you are required to submit a notice of public sewer use). Only the water supply portion can be saved.

Until the well water settles

Before It Settles

A well cannot be used like mains water from the day it is finished. It settles down little by little over several weeks to several months. How long this takes varies greatly depending on the strata, and we cannot guarantee it. Please understand this before you decide.

Right after drilling Muddy brown water Lots of sand We clean it and run a pumping test During the work Right after handover Slightly cloudy Sand and iron (rusty water) too Please use it every day Up to a few days Settling period Cloudiness fades Occasional sand Decide whether a sand filter is needed Several weeks to several months Stable Becomes clear Almost no sand Water quality test recommended Annual inspection after that ※ The period varies greatly depending on the strata. We cannot guarantee it.
StageApproximate periodWhat may come outWhat we ask of you
Right after drillingDuring the work Mud water, sand, heavy cloudiness We clean the well and run a pumping test
Right after handoverA few days Slight cloudiness, sand, iron (rusty water), odor Please run the water and use it every day
Settling periodSeveral weeks to several months Occasional sand and cloudiness Keep using it. If sand continues, please contact us
Stable─ Almost clear If you will drink it, have the water tested

Why sand comes out when you stop and restart the pump

The water is clear while pumping continuously, but when you stop the pump and start it again, sand comes out. This is a common phenomenon in wells. The cause is not the amount of water but the surge at the moment of start-up.

While pumping continuously Topsoil Silt Sand (mainly fine sand) Water level (stable) Screen Gentle flow → sand stays put The moment you stop and restart The water level drops sharply The flow suddenly speeds up → sand is drawn in This happens more easily in fine-sand strata, and the more often the pump starts and stops at short intervals, the more sand tends to come out

What to do if sand continues

First, reducing the pumping volume a little and reducing how often the pump starts and stops are effective. A larger pressure tank reduces short-interval starts and stops.

If that still doesn't solve it, options include installing a sand filter (sand separator) or placing a sand settling tank above ground. Depending on the strata, the screen may need to be reinstalled.

These measures are not included in the construction estimate. If they become necessary, we will check the situation and give a separate estimate.

Please understand in advance

  1. Well water is not clear and odorless like mains water from the start. It may come with cloudiness, sand, iron (rusty water) or odor.
  2. The period until it settles can take several weeks to several months, and since it depends on the strata, we do not guarantee it.
  3. Using it every day and keeping the water running is the shortcut to stability. If it goes unused for a while, it may turn cloudy when you resume.
  4. If the pump starts and stops repeatedly at short intervals, sand comes out more easily.
  5. In strata that produce sand, countermeasures such as a sand filter may be needed separatelymay be required (not included in the estimate).
  6. For drinking use, a water quality test and a water purifier are required. Water quality is judged from the test results after drilling.

Reservation application

Apply

No cost is incurred at this point. First, we check whether drilling is possible through a preliminary (desk-based) survey.
Pressing the send button opens your email app. If it doesn't work, please contact us by phone or LINE.

Application form

Long-press the spot where you want to drill in Google Maps and the numbers will appear. In some areas the location cannot be pinpointed by lot number alone, so providing them greatly improves the accuracy of the survey.

Sending this does not confirm a reservation. We will first carry out a preliminary survey and report the results.
